The surveryor has lodged the plan for approval, it then gets passed on to Westpac for approval to process

Then to the LTO to issue titles

 

It is estimated that titles will be issued by the end of April (give or take)

 

I highly recommend you update your bank, broker & builders of this time frame to work towards settlement early May.

It is all happening…
Stage 1 settlements have started to commence, with allotments 8, 9 & 27 settled, congratulations to all of our allotment owners.

 

Lot 7 & Lot 24 will both be settling within the next couple of weeks. I look forward to seeing everyone’s new homes begin construction.

 

If you are working with a builder, plans can be lodged to council for approvals, you should be working with your financial institution & moving full steam ahead towards settlement.

Stage 2 is also moving along well, allotments are pegged and the site accessible for soil reports etc.

Settlement timeframe is yet to be confirmed but estimation at this point is approx. May 2019.

We now only have 7 allotments remaining in the entire estate,

3 in stage 1

4 in stage 2

 

If you know anyone keen to snap up an allotment please direct them to myself or salandspecialists.com.au to secure their allotment before they are all gone.
There will be no further development for this estate & allotments are in demand.

SA Power Networks held us up with their final consent being signed off.

This has now been completed.

 

Documentation will be formally lodged with lands title office (LTO) – Monday 14th January.

The development plan should be Deposited Next week with Certificates of title being issued the following week  (ending 25 Jan).

 

Expectation is that settlements can begin to occur Mid-February.

 

Please ensure you are liaising with your conveyancer, finance brokers & builders at this stage to ensure there are no delays with settlement now we are so close.

 

**please note this is a guideline only and reliant on LTO running on time with their process

Naming of road – Lyndoch Views

We have a street name!!! The street shall now be known as ‘Richter Road, Lyndoch’

The name Richter was selected in recognition of a pioneer district doctor for 46 Years (Often foregoing his fee) and also for his involvement in the community.

Hi All,

Everyone is starting to request updates of the Lyndoch views estate now that most of the civil works have been completed & it has all come together & looks great!!

This stage is where all the back work begins again with council, surveyors & LTO.
As a purchaser this can be frustrating as you can not physically see the progress but please be reassured in the background progress is happening, at the mercy of Council & Lands Title Office.

I am endeavoring to source an approximate timeline of the steps from here on out to publish within the coming week. Please check your email & this site regularly to ensure you are up to date with the progress.

Access to site is now available for builders to conduct necessary inspections & soil reports

We will be working towards settlement before Christmas, so please ensure you liaise with your conveyancer regarding funds and with your finance broker to get your  finance approval through as soon as possible, it is vital your broker keeps us up to date with the progress of your finance so please ensure they contact myself in writing via rebecca@firstnationalgawler.com.au.
